AAI are really excited to host a site visit to Harrow Mews in Killiney, Dublin with Architect Maoilíosa Reynolds.

Project Description:
Harrow Mews is a design-led scheme of new homes located within the mature grounds of Harrow House, a protected structure. Phase one contains a terrace of three two-bedroom homes and a detached 4/5 bedroom dwelling, all two storey. Upper rooms open onto large private south-facing terraces and bedrooms have direct access to large rear gardens which avail of existing mature planting. Dwellings can accommodate a range of occupancy types with provision for a future internal lift for downsizers as required. The overall density is 43 dwellings per hectare.
The project has been designed to the “Passive Plus” standard with an emphasis on comfort, quality and energy efficiency. Embodied carbon is reduced by using low-carbon blockwork, GGBS cement and FSC certified timber throughout. Large roof-mounted photovoltaic arrays are provided for each dwelling.
A second phase for a further four dwellings received permission last year and construction is due to commence in April 2026. This phase will contain a mix of two and three bedroom dwellings in a similar arrangement.
This project is an evolution of an earlier contemporary project, Cove Mews, a compact mews dwelling completed in Dublin in 2020 which was certified to the passive plus standard.

Architects’ Statement:
Maoilíosa Reynolds is a registered architect with more than 30 years experience in Ireland, UK and USA in project management, conservation, urban design and developer-led housing. He established his own practice in 2008 and holds a degree in architecture, a masters in urban and building conservation, a diploma in project management and is a Certified Passive House Designer.
He has lectured on property development, procurement and professional practice and has presented to Oireachtas Committees papers on housing policy, building standards and the re- use of vacant. He is a current board member of O’Cualann Co-Housing Alliance CLG and is a former board member of the Passive House Association of Ireland. Mel has published articles and media appearances on the subject of housing policy.
