The AAI are thrilled to host Tim Heide of Heide & von Beckerath for the next lecture in our Housing Solutions series, an exploration of qualitative issues in contemporary housing, showcasing a selection of international & Irish case studies in affordable, cooperative, experimental and social housing. With thanks to the Trinity College Dublin School of Social Work and Social Policy for their collaboration on this series.

A critical view on Baugruppen development in the Berlin context, 2010-2025

Heide & von Beckerath have worked in housing in Berlin since 1990. Over 34 years, they have contributed a number of seminal projects in the city.

Their projects have followed the evolution of housing policy in Berlin as the focus has moved from self-initiated collaborative co-housing (baugruppen), to larger scale public housing led by housing associations.

This talk will explore that evolution of housing policy in Berlin, by focusing on key projects of the practice.

 
iBeB

Berlin, Germany
2012-2018

In collaboration with ifau. Owner-occupied artists’ studios and apartments, cooperative housing and studios, space provision for social associations and commerce were part of the programme for the establishment of a new building group and hence lay the foundation for the IBeB. The main idea for the project, which was initiated by the architects ifau and Heide & von Beckerath in cooperation with the Selbstbaugenossenschaft Berlin eG, is to offer a mix of live and work units that meets the needs of artists and creative professionals, among others. Moreover, the comparatively low land price allowed the cross-subsidisation of cooperative residential and studio spaces within the project, which can be let at a sustainable rent.

R50 Baugruppen (Co-Housing)

Berlin, Germany
2010–2013

In collaboration with ifau and Jesko Fezer. The building for the R50 joint building venture consists of 19 distinct apartments and large rooms and areas for all residents. The reinforced concrete structure was designed to minimum requirements. Combined with the reduced and partly exposed infrastructure, the independent modular timber facade and apertures specifically developed for this building and the all-around balconies on each level, it provides great flexibility for the layout of floor plans. Meeting the owners’ aspiration for collective and affordable living the architectural concept is based on a robust and simple structure with carefully detailed connections on different scales.

Spiegelfabrik

Fürth, Germany
2016–2021

The programme was developed in close consultation with the future residents and in a dialogue with the city of Fürth. The building joint venture’s aspiration for community-oriented living in diverse and generation-spanning co-housing led to a mix of cooperative and owner-occupied accommodation. A housing cooperative was specially set up in which the owners are sustaining members. Of the eight sponsored apartments, four are available for refugees and several of the cooperative’s apartments are rented by a charity, while another is offered specifically to writers. A neighbourhood centre sponsored by the city serves as a hub for neighbourhood issues and local initiatives within the building.

Heide & von Beckerath is based in Berlin. Tim Heide and Verena von Beckerath are concerned with space as a challenge for projects in different fields and scales. The design process leads to an ongoing research involving architecture and society, sustainability and technology. Applying both conceptual and rational thinking, the projects are informed by structural and formal clarity. Their range of work covers urban design, architectural projects, interior design and conceptual studies. In treating every project in its formal, cultural and intellectual dimensions as a whole, the studio collaborates with other architects and specialists where appropriate. Their work (from 1996 to 2008 in partnership with Andrew Alberts) is widely and internationally exhibited and published and has received numerous prestigious awards.
